Questions, Answered
We're here to help with any questions about getting started in real estate. Getting licensed in Hawaii is a big step, so we've gathered and answered the most common ones below.
To become a real estate Broker in Hawaii, an applicant must meet the prerequisites:
Be at least 18 years of age by the exam date.
Must have a High School Diploma or its equivalent.
Be a U.S. citizen, a U.S. National, or authorized to work in the U.S. by the exam date.
Must provide a Social Security number for verification.
Possess a reputation for or record of competency, honesty, and financial integrity.
Have experience as a full-time Hawaii-licensed real estate salesperson associated with a Hawaii-licensed real estate broker for at least three (3) years of the five-year period immediately prior to the submission of the "Application for Experience - Real Estate Broker”.
Once the prerequisites have been met, an applicant must:
Complete 80-hours of commission-approved Broker Pre-Licensing education (You can also obtain a Pre-Licensing education equivalency certificate if you hold a license of equivalent or greater coursework from another state or a law degree from an accredited U.S. law school.)
Pass the coursework final exam with a score of 70% or greater.
Pass the state-issued Broker License exam.
Submit license application to the state.
With the exception of the state-issued exam, the Hawaii real estate education required by the state can be completed entirely online. Therefore, the CE Shop offers 80-hour packages that can be completed online. Students who complete up to 9 hours of coursework per day could satisfy the requirement in as few as 9 days.
In addition to the cost of education and testing, those looking to acquire a real estate license will have to pay:
$65 License Application Fee (For Sole Proprietor)
A Salesperson is licensed to conduct business on behalf of a Broker and cannot operate independently of a brokerage. A licensed Salesperson can become a Broker if they complete the required education and examination requirements.
In the state of Hawaii, Broker License applicants must possess a reputation for, or record of, competency, honesty, truthfulness, fair dealing, and financial integrity. If you are unsure whether you qualify or have a criminal conviction, record of disciplinary action, or an outstanding tax obligation, you can apply for a “preliminary non-binding decision” before you begin your education and exams. To do so, refer to the application instructions and include any requested documentation.
Applicants must be 18 years of age.
No, applicants do not have to be a resident of Hawaii to receive a Hawaii Broker License.
Hawaii real estate Brokers are required to complete 20 hours of Continuing Education every biennium (two years).
Hawaii does not have direct reciprocity with any state, but offers equivalency exemptions for license holders that have completed equivalent or greater Pre-Licensing coursework in other states. Equivalency is determined by the commission.
The required 80-hours of coursework can be completed online, but exams must be taken in person at a PSI Assessment Center.
According to Indeed.com, the average annual salary of a real estate agent in Hawaii is $102,349, so theoretically, a Broker would earn more.
